T's and C's

The following Terms and Conditions are intended to ensure your visit is enjoyable and that there are no unlikely problems arising through any misunderstandings. Please acknowledge your acceptance at the time of booking, many thanks!

1. To accept each cabin can only accommodate a maximum of 2 adults. The cabins, croft and car park are not to be used as a base for other friends / family staying in the area.

2. We’re really sorry, but no pets are allowed under any circumstances including pets left in vehicles.

3. To respect and look after the accommodation, decking and surrounding area during your stay and leave the property clean and tidy. There is no need to remove the bedding before departure, but please wash, dry and put away used crockery and pans etc.

4. Please do not fry fish such as mackerel and herring in the cabin. Open windows if cooking a fry up especially on the morning of departure.

5. Please do not walk dirty shoes and boots through the cabins. Leave bikes and kayaks outside in the car park.

6. To accept that the responsibility for personal property of guests occupying the accommodation is solely theirs. All vehicles are also left at the guests risk. Also guests agree to absolve the property owner of any responsibility for any accident or mishap to persons or property whilst on the premises or whilst engaged in any activity therein, or from any illness or injury arising from any cause whatsoever.

7. Please take responsibility to minimise fire risk and on arrival please read the fire and safety regulations in the information folder provided. No smoking in the cabin. No candles and no BBQ on the premises.

8. Please appreciate if there is a problem with the electric, plumbing or a breakage, we will endeavour to fix it or replace it as soon as we possibly can, (as your comfort is paramount!) We have very few tradesmen to choose from due to low population in the area, this often means we will have to wait at least a few days. Thanks in advance for you patience.

9. To reimburse the owner for any breakages, loss or damage, other than due to fair wear and tear.

10. To accept the owners discretionary £50 charge for extra cleaning if the property has been left in an untidy mess. We ask guests to leave the cabins respectfully. We don't expect guests to do a full changeover, (that is our job) but to leave the cabins clean and tidy, as you would want to find it.

11. To allow the owners access to the property at all reasonable times.

12. To agree not to re-assign the property to another person or persons without the owners permission.

13. To pay the balance no less than 6 weeks before arrival.

14. To pay any extra (international) bank charges incured on top of the fee agreed.

15. To accept the owners can not be responsible for a (exceptionally rare) water or power cut due to circumstances out of their hands. The owners will indeed communicate with either Scottish Water or Scottish Hydro to keep guests updated.

16. To respect the privacy of guests staying in the other cabin. If leaving early in the morning or arriving late please keep noise to a minimum, so as not to disturb other guests.

17. On the morning of departure, we politely ask guests to vacate the cabin by 10 am at the latest. This is due to the increased cleaning regime required between guests. Arrival time is from 4.00pm to 10pm.

18. If you have to cancel your booking and we haven't managed to fill your dates for a refund, we are happy to email a (100% non-refundable) cancellation invoice for insurance purposes. We strongly recommend having / taking out travel insurance.

19. Our promise during the Covid-19 pandemic: We are happy to postpone paid bookings during a compulsory travel restriction (this includes both deposit payments and full payments) with no time limit i.e. we will accept amended bookings for any year. Please note our rates change a little every year and any extra will have to be paid on top. We will hold provisional dates or leave it open. Dates are subject to availability.
